QUARTERLY REPORT
During the 3rd quarter of 2010 the average price per square foot of houses sold on South Whidbey was $202, up from $190 for the 3rd quarter of 2009. The average number of days a house was on the market was 196 for this quarter compared to 200 days during the 3rd quarter of 2009.
There are currently 299 active residential & condo listings on South Whidbey at the beginning of October, a slight decrease from 323 a year ago. The residential sales price for South Whidbey homes closed the first 3 quarters of 2009 averaged $369,499, up from $339,467 average for 2009. The median sales price was $334,500. Sales activity and pending sales are up slightly from a year ago.
Central Whidbey sales are up from a year ago and average sales price for the first 3 quarters is $302,624, up from $273,456 the first 3 quarters of 2009. The uptick in sales and average sales price is a positive sign for our market and appraisers consider Whidbey Island a stable market. The increase is mainly due more activity in the market for average and higher valued homes from a year ago. What does it mean for the average home owner ? Sadly, values are down from a year ago with many homes selling at less than the assessed value but the market overall does seem to be moving in the right direction.
It?s a great time to buy since interest rates very low and there is a good selection of homes, many of which are value priced. If you know someone who has been thinking about buying a Whidbey home now is the time, ask them to call me.
